First contact

It all starts with a conversation.
You can call us, send an email, a message via our contact form, or simply submit your property at https://audere.rs/en/list-your-property/.
Once we receive your inquiry, we’ll get in touch to understand your needs and preferences, and then arrange a meeting — either in person or via video call.

Documentation and verification

The first step toward a secure sale.
Before the meeting, we ask you to send us the basic property documents and your identification documents by email.
This allows us to verify the property’s legal status and prepare for further discussion in accordance with the Law on real estate brokerage and the Law on the prevention of money laundering.
Once the review is complete, we arrange a date for the property viewing.

Consultation and agreement

Discussing the details on site.
We visit the property, talk about the best way to present it, and suggest the most effective strategy for selling or letting.
Once we agree on the approach and terms, we proceed to signing the brokerage agreement.

Brokerage agreement

Cooperation becomes official.
By signing the brokerage agreement, we define all key elements of our cooperation — the subject of sale or lease, agreed price, commission, obligations, and contract duration.
The agreement protects both you and us, ensuring that every party is fully safeguarded and that the entire process complies with the law.

Property preparation

First impressions make all the difference.
We schedule a photo shoot and, if needed, create video material.
We also provide advice on how to arrange the space before filming — so that the property looks as attractive as possible, while remaining authentic.

Marketing and promotion

Your property enters the market.
We prepare and publish the listing on major property portals, social media, and the Audere website, with a carefully written presentation and selected photos.
We also monitor the listing’s performance and adjust the promotion strategy when needed.

Viewings and negotiations

Finding the right buyers or tenants.
We organise and attend all property viewings, verify the seriousness of interested parties, and conduct negotiations on your behalf.
Our goal is to achieve the best possible price and terms while ensuring complete safety throughout the process.

Closing the deal

The end of one journey — or the beginning of a new one.
We assist in preparing the sale or lease agreement, verifying documentation, and coordinating communication with the notary, bank, or attorney.
We make sure the entire process is completed lawfully and without surprises.
The brokerage fee is charged only after a successfully concluded pre-contract or final agreement, in accordance with the brokerage contract.

After the deal

Our cooperation doesn’t have to end with the contract signing.
Even after the sale or lease, we can still assist you —
with tax filing, utility transfers, or preparing documentation for your next sale or lease.
We’re also here if you need advice on new investments or property valuation.
